Although putting up the rent is often performed adequately by letting agents, it is always useful to keep an eye on what is being done on your behalf, writes Tony Booth. And you should check whether it is being undertaken with your best interests in mind.

Beyond that, though, how can you accomplish the task yourself so you can manage the letting yourself, if you choose, and save a small fortune in agency fees.

The legal framework

The procedure for increasing the rent on assured and assured shorthold tenancies is contained in the Housing Act 1988 (as amended). This sets out whether and when the rent can be increased, the stages a landlord or letting agent must follow and the type of notice that has to be used for the purpose.
