There are many reasons why the Czech Republic always features strongly on any smart property investor's list of favourite locations.

Great economy that has performed consistently well, excellent finance with ultra-low interest rates, a strong rental market and, of course, we've seen some superb capital growth.

But, in terms of going into brand new property markets in Czech, we are pretty limited. In fact, I'd argue that we're down to the last one - and it's Usti Nad Labem.

I'm just back from there and, from a property investment point of view, it's an extremely exciting region.
