How to find new tenants when the current renters are still in place

Most letting agents and many landlords undertake viewings for new tenants during the last month of a tenancy term, just before the current tenants vacate.
Although the objective might be to create continuity of rental income and reduce voids, this decision could unintentionally frustrate current tenants and discourage replacement tenants from taking the property.
Landlords and their agents have no automatic legal right to enter a property let to tenants. Gaining access without the tenant's agreement could be construed as harassment and, in such cases, tenants could pursue a compensation claim against the landlord through the court system.
Access is only available without consent in emergencies where there is a clear risk to the property or to occupiers; but even these situations might have to be proved later, if a court wishes to verify that entry was not contrived.
