As I have discussed in my previous article, price growth in Bratislava in the next few years will be greatly uneven. As we can see in all major cities in Central and Eastern Europe, two different types of location are usually worth of investing in:

Historical city centre

Regeneration areas
In Bratislava, when we speak about the historical city centre, it is obvious that this area is very limited in space and there is almost no place to build new apartments.
Those new residential projects that are built directly or very near the historical city centre are currently by big international companies with a lot of capital and experience.
This implies that those developers set prices quite high, partly because they need to cover their costs relating to the expensive building plots, and partly because they have enough internal finance and usually don't need to sell fast. They can afford to wait for willing buyers and meanwhile try to maximise their profits.
