Student Lets - high demand, high yields, BUT low level property management?

Novice buy-to-let investors are often warned to stay away from student lets, writes Tony Booth
. But the fact is they are among the most economical properties to buy and - given the right property management strategy - the easiest to oversee.Moreover, experienced property owners involved in this subdivision of the market recognise that student lettings have remained robust for many years with suitable units consistently in demand.
High annual returns and a constant supply of tenants are encouraging expansion of the student accommodation market ... and despite the increasing provision of institution (on-campus) property, the demand for privately owned units continues to outstrip supply.
Where Is This High Demand Coming From?
The latest official figures available state that there were over two and a quarter million higher education students in the UK in 2005 (Higher Education Statistics Agency).
