Wanna make 50,000 pounds - after tax? Try Self Build!
16th January 2004

Self Build is suddenly vogue!

Who would have thought it a few years ago? But now it seems that the trendy thing to do is to put on a hard hat and have a go a building yourself.

Of course, that doesn't mean you actually have to do the work! Good heavens!

In many cases, Self Building will put you in the hot spot - and that is principally as a project manager.

That's because even the most able or enthusiastic DIY-er cannot hope to build the whole lot himself.

Why? Well, quite simply the cost of financing the project grows the longer you take - so haste (not speed) is all important.

Which is why timing and pre-planning are essential to a successful Self Build project. And it also explains why you'll quickly find yourself in the role of managing the project either directly as a foreman or indirectly through an architect - or possibly both.

And, interestingly enough, you don't need any DIY skills to be a good project manager, you just need to know what you are doing and be able to handle a complex planning job with lots of people (and therefore emotions) involved.

It also explains why people who have never built anything before can make a great success of self build and why other people who have DIY'ed their way through most homes, can fall flat on their faces.

And that's because all the profit in a Self Build project is made before the first stone or brick is laid!

In Self Build Secrets (launched today at www.Self-Build-Secrets.co.uk) Sean Bates (speaker and author of Renovation Secrets) will show you how to make the money from Self Build.

He estimates that for a project of 200,000 pounds you can (and should) expect a profit margin of 25 percent.

That means you can make 50,000 pounds (tax free if you live there yourself) if you know how to plan, run and manage your project.

And that's exactly what Self Build Secrets will show you - how to plan and run your Self Build Project to achieve maximum returns.

And to help start you off, here Sean Bates shares his 11 key tips for anyone looking at Self Build (or even larger scale new developments):
