Recent research confirms yet again that properties in many seaside resorts in the UK have the benefit of an in-built shield protecting them against the housing slump.

While other areas of the UK saw single figure price rises in 2007, many seaside resorts were in double figures - and one Cornish town achieved a very impressive 28 per cent capital appreciation.

There is no doubt that many seaside and coastal towns attract a premium, which can help protect property values and boost capital appreciation beyond the national average, even during a downturn. We are not talking about the 'bucket and spade' or 'kiss-me-quick' variety of resort here, oh no, we are talking about rather more upmarket locations where the weekend hen-and-stag pub-crawl has yet to invade.
