Deals Process - How It All Works

This is an easy-to-understand, six step guide to the whole process. Grab yourself a cup of tea and have a read. It should only take a few minutes of your time.

Step 1 - Register Your Interest
Why?
We generally have only a limited number of units available for purchase - but far more people looking to buy! To ensure you are at the head of the queue when it comes to Allocation Day you need to register as soon as possible. Registering is risk-free and no obligation - it just lets us know you may be interested in purchasing a unit.
How?
When we launch a new investment opportunity you will receive an email with the details contained and the chance to register your interest. Look for the "Register Your Interest" button or link on the email and add your name to the list - and the sooner you do it, the higher up your name will appear on the Allocation List (Step 5) once you have confirmed your interest and the deal has closed. Our system remembers your registration and allows you to complete Step 4 below.
Step 2 - View/Download the Investment Report/Pack
Why?
The Investment Pack contains the information you need to make an informed purchase decision and will help you conduct your due diligence (Step 3). It includes market analysis, independent valuations, price schedule, local partner contact details and more.
How?
You will be invited to download the Investment Pack in the first email we send you upon a new launch and each investment opportunity has its own dedicated page on the Property Secrets website, accessible from the "Current Investments" main menu. Simply look for the "Download the Investment Pack" link and follow the on-screen instructions to download your free copy. It is important you do this as soon as possible so you have all the information regarding a development at your fingertips.
Step 3 - Conduct Your Due Diligence
Why?
We encourage you to conduct your own due diligence as soon as possible - the Investment Pack will give you a sound understanding of the opportunity and good background on the country, area and property, but speaking to or even meeting local partners is prudent advice! Spending an amount of time on due diligence helps to get all your questions answered, so that by Unit Allocation Day (Step 5) you are ready to make a decision on whether you want to purchase a unit in the development.
How?
All contact details of our local partners (developers, lawyers and - if required - mortgage brokers so you can explore your finance options), as well as our own investment team who put the opportunity together, are listed in the Investment Pack. We also keep in contact with you on a semi-daily basis - providing useful, up-to-the-minute information on the specific investment opportunity - via "blogs" (online diary entries) and emails.
Step 4 - Confirm Your Interest
Why?
After you've conducted your due diligence you may decide you want to invest in the development. The next step is to confirm your interest online, indicating your preferred unit(s). By doing so, you secure your place on the Allocation List. Confirming your interest at this stage remains risk free and with no obligation. When we require you to confirm your interest you will receive an email directing you to do so - usually around three days before the investment opportunity closes.
How?
You can confirm your interest online via the button or link on the email you will receive or through the link on the specific investment opportunity webpage on the Property Secrets website. If you have already Registered, our system will note your confirmation and ensure your entry on the Allocation List. If you have not previously "Registered Your Interest" the system will ask you to do so before Confirming.
Step 5 - Unit Allocation Day
Why?
This is Decision Day! On the day the investment opportunity closes we call every individual on the Allocation List in the order they first "Registered" their interest - and ONLY those who have both Registered AND Confirmed. As we go down the list we allocate units according to your preference and availability. So this is the day when you should be in a position to make a final decision. This is also the day when, once you agree to purchase your allocated unit(s), we take the non-refundable initial deposit for our Finder's Fee.
How?
We will let you know well in advance when Unit Allocation Day is - all you need to do is make your final decision and have your 'phone with you so that we can allocate you your preferred unit(s) if still available. Of course, if you are going to be unavailable on the day, but already know which units you want, you can let us know and we can act on your behalf. When we reach your place in the queue, we can reserve your units (if available) according to your instructions. If you wish to set this up, please contact our Client Services team.
Step 6 - Property Purchase Process
Why?
Congratulations! Now we'll send you a complete Buyer's Pack, which will include the "What Happens Next" document, the processes involved and what to expect. We also pass your contact details over to the developer and appointed lawyers and arrange with you payment of the balance for our Finder's Fee.
How?
Our Client Services team is now on hand to walk you through the process and, where necessary, to facilitate communication between you and the local partners.
