I own a commercial property in a large Yorkshire town centre which is let to Mark One (clothing chain) at 48,500 PA. This rent was established 14 years ago and Mark One is renegotiating the lease. Recently, Mark One entered into administration and the old founder purchased only the 120 most profitable stores out of the whole portfolio. Mark One have stated that they will only pay 45,000 PA and they require a 6 month rent free period. This seems far too harsh and I am trying to aim for 50,000 GBP per annum as they insist on the 6 month rent free period. Any advice please I still have a large mortgage on the property and am concerned about the depressed retail market. To have a new 15 year lease from Mark one with a 10 year break clause will pay for the mortgage completely.

WE ALSO OWN COMMERCIAL PROPERTY LET TO MK1. IN THIS CASE PERHAPS IT WILL BE A GOOD IDEA TO SPEAK "OFF LINE" ABOUT THIS MATTER? IF YOU WOULD LIKE TO DO SO PERHAPS PROPERTY SECRETS WOULD BE KIND ENOUGH TO PROVIDE CONTACT TELEPHONE NUMBERS?
