A great country with lots of potential but with a very high risk profile. I think its a few years too early to take an investment here.

It seems developers are only interested in cash buyers at present. A colleague has attempted to buy 3 separate units in Tirana with an initial deposit of 30 percent and the remainder by mortgage but was pipped to the post by cash buyers it seems.... Agents are getting increasingly frustrated with Developers as they are not honoring existing verbal agreements. Reaching the stage of having an agreed notarized preliminary purchase agreement would seem to be a major coup!!! Prices are also rising by the week apparently...... still a tad wild west it seems and definitely high risk.

I have just been to Tirana and I think there is a huge potential for investors. Yes developers want 30% deposit but you can get teh 70% as a mortagage from the bank. Its not a straightforward process though

I invested in an apartment towards the centre of Tirana over a year ago. This was only really possible because we have extended family living there. I wouldn't have entertained the idea or been able to/confident enough to invest there without that link.

Cash buyer is king. We bought off plan (as most are), paid a 30% cash desposit, then paid the remainder in 3 cash installments over a year throughout the build.

Trying to get any concept of value (what is it worth now) is extremely difficult from afar. I have found the internet no help.

We made the investment as a long term one, and are confident that in the end it will come good. At the moment though investing in Albania is certainly no easy task.
