An intersting article Tim from someone who has a vested interest, having purchased a unit in III Towers. We keep hearing about a second wave of growth in Bratislava but do you have any evidence to support this theory?

Hi Shadwell Thanks for your post and glad you found the article interesting - it was a useful trip for me, especially seeing 2 capital cities in various stages of property price growth. In response to your question, we do have some evidence of a second wave of growth. Have you seen the recently published Slovakia market performance report? You can download it here http: / /www .propertysecrets .net /product _viewer /slovakia _market _performance _report /61 .html We have published 4 of these reports so far (Slovakia, Romania, Bulgaria and Poland) with 3 more to follow I believe. They have market analysis plus actual rental and resale data from our sister company iPA, so they are very credible reports on the various markets. In terms of other evidence, I sat in many meetings with developers in Bratislava with Steve Desmond (Investment Director) there too. And for example, we are looking at a development very close to 3 Towers and the prices there are higher than 3 Towers and selling to the local market. The two developments are comparible so this is a good indicator. We also met a developer who was selling at 2,200 euros per sq metre at a similar specification - and again, these were being snapped up by the local market. In fact, he mentioned he was shortly to raise his prices by 4%, a sure sign of strong demand. By other evidence is more "fuzzy analysis" - we met a local Slovakian property expert and he took us around the city and explained the price growth, pointed out developments and how much prices have risen in the last few months and also why this is happening. Much of it driven by FDI - new offices you can see recently built and plenty more being constructed. Bratislava is a great place to locate to for an international business both for its geographic position and its very strong and tightly run economy. Hope this helps cheers Tim

I'd add that I saw 3 Towers and its looks great and is well positioned in the city too - a real landmark development. I'd be very surprised if local demand for rental or resale would be high for this development - I think you've made a solid investment in my personal opinion. cheers, Tim
