How about Dresden and Leipzig? I am hearing that Desden in particular is seeing an influx of IT industries and has an excellent employment outlook. Your views would be welcome.

Hi Tom, I've heard that a lot of people are moving from Dresden, Leipzig & Berlin to the south cities. It appears that a lot of UK agents are trying to sell these cities to us on the basis that they are cheap. Im not so sure that they are a great place to invest. When I was in Berlin last month the place was deserted.

I have consulted others on your article. We think you have got this wrong. My associates report signs of rising rents in many areas of Berlin. Quotes" We have secured tenants recently where rents that were previously quoted to our clients showed a premium in some cases of 10%. You have not mentioned the of up to 40,000 jobs which are being created in one project alone, namely the new airport. There is mounting mounting evidence of a turn around in the German economy as reflected in recent articles in the International Herald Tribune (23 August) and the Guardian (www.guardian.co.uk/germany/article/0,,2099391,00,html) The Jersey Trust Company will shortly launch Taliesin Property on AIM with a markert capital of 42M Euroes. These people are also behind the AIM listed Fabian Romania and the Madara Bulgarian Property Fud. Fabian ha a net asset value of Euroes 90 M and has bought assets worth Euros 24M in the second quarter of 2007. These guys are shrewd investors who have carried out their due diligence on the Berlin Market.

Hi, I've been looking into Berlin for the past two years. I've been sitting on the fence all that time, however, after reading this article I think I'm finally put off from buying in Berlin until things improve! I was interetsed in buying near the new airport, as well, only if I could get a good yield, however every one has promised great yields but no one has delivered!

Can anyone show me a property with good yields or is it just a myth in Berlin?

Hi Alistair We welcome diverse opinions on here and time will tell if we've got it wrong. Surely the fact the funds are pulling out is a big tell though? I will say this though, with ANY property market, with a bit of luck and an investment of time and sense money can be made. Any investor has to weigh up whether that investment of time is worth it when there are 'easier' markets out there. That's just my opinion.

Can you tell us which funds have pulled out of Berlin? Google doesn't come up with any info about funds pulling out. Are they selling what they have bought or just hoding and not investing more? thanks
