Am looking at a development in Warsaw called Bruna (Dom Development). Has anyone come across this?

Johnny - I don't know about the Bruna development, but I've bought from Dom Development and they seem to be a well regarded and good quality developer.

Hi Guys,
I went to see the Bruna site last time i was in Warsaw. My view is that it is in a very good location, close to Pole Mokatowskie, and extremely convenient for the metro.
I am in contact with the developer and they are sending me details of available apartments shortly. When I was out there were a few good sized apartments available -
1 bedroom,1st floor apt, 59.4sq.metres = 795960zl
1 bedroom, 1st floor apt, 58.9sq metres = 789260zl
1 bedroom, ? floor, 63.3sq.metres = 841,890 zl.
I have some pics which I could send through if anyone would be interested - I have been checking out various sites recently, and this is one of my favourites although pricewise I think they'll be asking around 13,000zloty per sq. metre

I have a reservation on a 2 bed 85m2 apartment (+ parking). It looks very nice and location is great (my wife is from Warsaw) but as you said...very pricy as PLN 13,200 per m2. Dom do seem to be professional but they are not the most flexible and I doubt will even negotiate.
From what I can figure out, the right price for this area should be in the 10-11000 PLN range but prices are going up so fast and quality developments in top locations like this are not easy to find.

I think that the excellent location i.e. being close to the metro and in quite a desirable location, (quiet and close to greenery) allows them to charge this price per sqare metre.
I agree that it appears expensive , but I know of an upcoming development in central Warsaw which is close to Dworzec Gdanski which will be asking an average of around 14,000 zloty per square metre - this is what the developer reckons the prices will be.
There will also be a few more developments around the Wola area i believe. Not sure what the prices will be here yet, but they will probably be 10,000 zloty +.
