Hello all,
I am thinking about buying 1-2 1 beds in Budapest. Anyone with any experience - comments?
I am very new to all this so any comments/suggestions very welcome.

Dear George - the forint has devalued greatly against sterling in the last 6 months. I wonder how low can it go....some say it is a buying opportunity. Others insist that supply outweighs demand, at least in the short term. May I ask who you have found to be attractive for mortgages in Hungary ? Regards Paul

imho, on a long term investment, the currency play is not really an investment factor per se. The fundamentals of investment need to stack up properly, then you can look at currency only in terms of timing of entry /exit.
Making it a key plank of your investment staregy per se is simply currency speculation, and there are more sophisticated instruments for that. Obviously, if an investment stacks up, and there is a currency play as well, then brilliant, it's a bonus
Consider too that properly leveraged, you are only going in with 20 -30% exposed to a currency.
Exiting in several years is complete guesswork.

Thanks for the reply.
I haven't found anyone yet for the morgage. I do know the rates are quite high compared to other places.
I guess - as I said - I am very new to all this and probably don't have the full picture.
As you say there are a few things to note such as the currency. I guess I am going a bit on the high risk of things.
The thing is I wanted to get 3-4 properties fairly quickly in different places. Budapest seemed like a good place I guess for one.
