What should a person do if they have made the BIG mistake of buying on the coast AND in a ski resort in Bulgaria? UN/fortunately, I got in early before the saturation and have achieved a little bit of paper profit at the moment. (hopefully the prices will not go down too much..) (why have people continued to buy over the last few years!!?? It has turned something that looked like a lovely buy and location into an over developed BAD investment. I can only blame this on my lack of investment education at the time. It was obvious to others that this would happen..)
They are nice places in beautiful locations so worse come to worse I have some nice holiday homes :-)
Any estimates on how many years before we have a resale market for these types of properties? Are we talking decades?

Good to see some positive news on Bulgaria. I feel that Sofia has been somewhat written off on the forums in the past due to the well documented problems on the coast and mountains. If you read the Place in the Sun magazine, or the Homes Overseas magazine you would only have seen good news about the coast and mountains of Bulgaria for the last 3 years. Very little reference to oversupply or lack of secondary market. Clearly these magazines don't want to upset their advertisers but their optimistic view of every market is pretty dangerous for 1st time overseas investors who would rely on these magazines a fair bit.

In this case, the article contains brief extracts from the Bulgaria Property Market Profile, which was written by our Research & Analysis Department.
The article itself came from our publishing team.
We generally do publish the author's name if it is one of our experts or commissioned writers.

This particular article , as Ben says, has been extracted by the marketing team, for the most part, from our market report on Bulgaria - which I wrote.
Generally, we include bylines when writers are expressing a view, or they are not necessarily representing the PS view. When that is the case, we make it clear.
When we write a piece that expresses the PS view - and it's not a Lewis Report or Blakebrough's Blog, etc, then we don't sign it. This is because the view is a corporate one, rather like the editorial in a newspaper. But, if this is something you'd like to see more of, then perhaps we'll add more names in future.

I think realistically you will have to wait quite a while until any real resale market develops in the resort locations in Bulgaria.
If you manage to sell, then i would do so, but this is extremely difficult as there is virtually no resale market.
You will basically have to take the hit in the short term and hope that you have bought at a good price in a good location that someone may want to buy from you in the future.
Timescales are impossible to predict, but i think we are talking minumum 5 years.
On a personal note i bought 4 properties around 3-4 years ago, i have since managed to sell 2 of these at a profit. The other 2 are still for sale (luckily i can offer a great deal), just i'm not marketing them actively currently as i'm so busy with other things.

I was offered a substantial amount more than I paid for one of my places, but, it fell through..
I was contemplating re-mortgaging the property to release the most of the money if an interesting mortgage product came out, and then subsidising the mortgage with some of the released funds.
I can then use the released funds for further deposits.
I am still (maybe rather naively) anticipating reasonable growth over there as the current price is still low. Too naive?? I have no problem waiting if some growth can be achieved, although it is a little frustrating trying to deal with anyone in Bulgaria (English or Bulgarian. Friendly, but, for the most part useless.. :-)
I hope you boys have a better working relationship with your CEE property managers and renters...
