Hi all I returned back from an inspection trip to the Legends development, Krakow, on Thursday of last week. The following are my observations from that trip: Krakow. 2 hrs flying time from Stanstead £130 return. Good central hotel £60 per night.Krakow people are sophisticated, courteous and educated, not surprising for a city with so many universitys.Everyone speaks English to varying degrees.It felt more like Paris or Rome culturaly than I imagined it would. Good quality 2nd generation shopping centers such as the 'Galeria Kazimierz'are popular with locals. The location of Legends. I was surprised by how close Legends was to the centre cont...

Peter, Peter and Lynn Thanks for your comments, I'm very glad you found the pictures useful. Lynn, I have just tested the link to the pics again and it seems ok. Please try: http: / /asherf .badongo .com again.Let me know if you have no luck and I'll try another method of getting them to you. I presume you have Broadband? As for your questions regarding letting. I am using Tom Leach to fit them out and manage them. So far he seems very pro-active, even running a dummy newspaper add to establish local demand. He received a few enquiries to my knowledge. he estimates that the 1 beds will let for between £150 and £175 per month plus the service charge. He notes that the parking spaces may bring in another £20 per month if the tenants require them (or let to another occupier). As the kitchens arent in yet, he is holding off advertising them, so no, they (I have 2) are still vacant. Asher

Hello Asher. I will soon be looking to let three PS properties and would appreciate some info from your experience. Is the price you quote 150-175 before or after letting costs (e.g. letting agency, accountancy and insurance costs). Is that for furnished or unfurnished Did you decide to wait before installing the kitchens or does it actually take that long to complete the process. Regards Alan

Hi Asher, Peter etc. and all clients of the Legends. Well I am staying at the momet in Krakow, staying in both of the 2 flats I purchased. Well some feedback for you!! Firstly, Asher all that you have said I agree with, the difference is when you actually stay and sleep in them, the ones facing the road, you realise just how NOISY they are if you have to open the windows due to the heat at the moment! wow. I much prefer the 2 bed to the 1 bed. However, they are bright and airy and compared to others in the neighbourhood are much better.However, beware of 'snagging'!!I would love to know who in Rednet did the snagging. The 1 bed had a window not working. Bathroom door not aligned with a gap,panels in doors the glue had come away. no water. The other flat there was a toilet leak when the water was put on. The flat very dirty, and was told by Rednet would have to pay for the service as they couldn't find a cleaner. By the way I have paid for this service. I would advise all to put in blinds. Also, have the fitted wardrobe fixed in the hall especially in the 1 bed, as space very limited.If dealing with Rednet speak to Patricia who is fantastic, speaks english and very efficient, but beware of another person...who is incom... My son and I are at the moment in one apartment in all but our clothes while the rest of our remains i.e cases, towewls,soap etc are in another flat as the Redent person went off with the keys. Oliver and Karen are doing their best to rectify this problem, but we are after all Sat, and the offices are not open until Monday.I was a girl guide once, so I am putting my tasks to the test. By the way Krakow is beautiful, and the flats are rentable...if only rednet advertised them as they should be.

hello .... my group have 3 flats here, and after our experience in Mokotow, Warsaw we went independent. In Mokotow I personally completed last June '06, and the lack of communication was total. My apartment apparantly is now let, 13 months later I THINK , but no confirmation , no money , nothing heard from either Rednet nor PS. Here at Legends all the snagging ( and there was alot!!) was organised by a third party, the fitting of a superior kitchen , all the bits and pieces and we are in the process of letting right now ( I could have let it last month to someone with a labrador, who was offering a premium, but it would have been unfiar to the other tenants, not to mention the furniture being eaten ! ) I THINK this could be one of the first lettings.. Lynn , as you are actually IN there I would interested to know how many are being live in right now , please Hope all other purchasers are making progress .... give us progress reports on here asap Peter Hastrop

Dear Peter Although your unit was completed in June 06, due to the final payments not being made on time the unit was unable to be handed over until the end of October. Once handover took place the unit still then had to have the kitchen installed, so the unit was not rentable until December. You were notified in May that there was a possible tenant which you agreed to purchase additional items for. The lease agreement was signed on the 31/05/07 and a copy was sent to the lady who assists you with your property. All queries at the time were answered concerning the lease contract. Details of how to view your admin account have also been sent to your assistant and looking at the account there is 2 months deposit in the deposit account and June and July's rent has been deposited in your admin account. The reason nothing has yet been transferred to your own personal account is there is no additional money and a surplus amount should remain in the account as stated in the management contract. Reports are being worked on at the moment for all clients. Regarding Legends, we have 3 client's units rented at the moment and offers are coming in on a daily basis - this has picked up a lot recently as demand is now growing in Krakow. To help you, one of the units has been rented to a tenant who has dogs. They have agreed that any damaged caused will be repaired and paid for by the tenant before they leave. Something you could perhaps consider.

I think it would be unfair on other tenants to have a dog cooped up in a flat . However, everyone to their own,and the response from PS was straightforward and reasonable ..... thank you

Peter, I declined the dog tenant for the same reasons as you. I know of 5 flats let through the agent that I use. I hope that mine will soon follow. Peter
