...of Krakow. It took me 25mins to walk from the castle (old town) to the development along the river. Legends is 2min walk from the river and 10min walk (along river) to Galeria Kazmiriez, the best local shopping centre. as you will see from pics, the river is clean and not at all industrialised.The banks are wide and well used by cyclist and walkers. It would be quicker (though not as pleasant) to follow the tram/bus lines into town, and they can be found 2min from Legends. The journey is no more than 10/15 min. Close to the development is the car dealerships mentioned in prospectus and useful local shops including a bank, pharmacy, supermarket and street stall. The Apartments I bought 2x 1 bed flats on the 4th floor overlooking the road and car dealerships.The apartments are bright, though small(as expected). Bedroom The bedroom is on the small side, you wont get a wardrobe, 2 x bedside tables and double bed, but it is light and a square, making the most of its size. I will put a floor to ceiling wardrobe from Ikea in the entrance hall for clothes. Kitchen Again, very small. I would have thought that an open plan kitchen into the sitting room would have been a better use of space, but perhaps the Poles prefer this layout. A window looks out onto the enclosed balcony(for want of a better description). Bathroom Actually, a good size for a 1 bed flat. It will also incorporate the washing machine, as is the custom abroad. Not keen on tiles but they will be easy to maintain. Sitting Room. Ok size, and leading onto enclosed balcony thingy. I think the point of balcony is that clothes can be dried on it, whilst sitting room door is closed.Broadband is being fitted. Underground Parking I am slightly miffed that my 2 spaces are between posts, it will be hard to park anything other than small to medium size cars. It is well lit and contains the storage bays mentioned in prospectus (sorry no pics). Security/Safety The development is very secure,with a security guard at the entrance and electronic key operated garage doors. The flats have steel doors, substantial locks, peep holes ( cant think what they are called!?) and an intercom system.There is a communal boiler in the basement so no gas (naked flames) in apartments. I would like to have seen a hard wired smoke alarm fitted but it is only common in commercial premises. General Impressions I like Krakow, I could live there I think (I live and work in London).The flats are good, in a better that average location (for a local neighborhood). They will be seen by Krakow people on their way in and out of town from the east.They looked more modern than anything else that I saw during my 2 day trip in that area. Will they let, that is the million dollar question? As in all CEE peaople are buying, not renting and this is not expat country. I'm told £175.00 per month and tenant pays service charge, thats ok by me assuming the tenants dont abuse the liberal tenancy laws that favor the tenant. Asher, Many thanks for this report from Krakow. It is very comprehensive and the photographs provide so much information visually. I am sure other investors will appreciate the time and trouble you have gone through to inform us all. Peter

Thanks Asher. I read Part 1, and it took me another day to find Part 11. Lots of info. However, I still haven't found yr pics on the bandoga.com website. I need to have a password to enter the site. Plse help me to view them, I am not a technical person,(useless woman!) and would love to see yr pics taken of the development. Ta. Lynn

ooops just found page 2 , too..... it obviates my previous questions Steve H , my good pal , and I went out to see this development November05 when it was just a hole in the ground ... literally, and it has certainly been transformed.. by the way, the Poles LOVE their balconies. We have also bought in Mokotow, Warsaw ... another great find , courtesy of PS. Richard Davies does a great job in finding some cracking sites...... but exchange took place last June and still no LET!! Lets hope this does not apply to Legend too !!!

asher,I would like to know more about these tenancy laws in poland.I have asked ps for some information but they just sent me a copy of a tenency contract which will tell you nothing.Anything you could throw my way would be great.

I have found from experience that the law is firmly on the tenant's side here in Poland. There is no easy way to evict a tenant if they don't want to go, whether or not they have a contract. Getting an eviction order through the court takes around 3 years here in Krakow, and even if you prove your case the baliffs cannot carry out an eviction order unless the tenant has somewhere else to move to i.e. they already own or have the right to live in another property. What usually happens is they get paid off to move out - not v. satisfactory for the landlord. For this reason, many local landlords seem to favour renting to students (more likely to move out after the end of their studies) or corporates.
