Has anyone had experience of pulling out of a contract prior to completion?

I've got a couple of investments on the go and have been hit by the fall in staerling over the past couple of years.

I am considering pulling out of a contract with a 10% deposit and a 15% stage payment already made.

Would anyone know if I would only lose the dposit or the stage payment aswell?
