Hi there, First time post, so 'scuse me if I sound nervous! I lost my home in the late 80's property slump and thought my life was going down the toilet, but BANG...along comes an opportunity to earn tax free cash in Saudi Arabia and here I am in the sun, feeling positive again (OK, it took years of hard work, determination and the love of a good woman, but hey you don't want to hear all that!). I would like to use my unexpected disposable income to invest in property and make up for all the lost years. I am very interested in Manchester and the surrounding area and am looking for high capital growth and low management properties. Hi Rehman The safer options are the 'not quite so high capital growth' options! These will have a higher rental yield and therefore, it is more likely that you'll be cash positive sooner! Take a look at the Birmingham article in this months newsletter - good yields available in a high quality city - but one that has an image problem. If you think the image will sort it self in the next 5 to 10 years - you might get the best of both worlds. Or a city that is clearly becoming a trend setter - Liverpool and Newcastle. Perhaps steer clear of the city centre properties - these are higher risk and keep you eyes fixed on a good yield. In BTL Secrets - I reckon 10% is a v. safe yield to be working with - if you can achieve it with too much maintenance! Cheers Neil
