Bonjour ! A question to all! let's say for the example that the current Brno invest will be cash flow positive from day one, so it could theoritically be possible to engage in several investment parallel. (depending of the risks to be assessed individually). However, in CEE markets , it is often clearly requested that a mortgage will be granted only on the net income of the applicant / family + the monthly installment cannot exceed 35% of the family net income....So all in all, even with cash flow positive investment the bank will stop to lend as soon as the 35% limit is reached ... Big Question (to me at least): How then is it possible to grow a portofolio in such markets with such limitation on the borrowing?! Even with Refinancing like in Poland, it will not help if the limit on the net income of the family is a fix , compulsory requirement of the banks?? Yes - this is something that has been discussed on this forum on a few occasions. I'm afraid that at present it doesn't look as if it is possible to build a large buy-to-let portfolio in CEE as you can in the UK for the very reasons you state. To some extent you can exercise gearing by buying off-plan with the hope of experiencing some capital growth during the period of construction - but this is a higher risk strategy than BTL over a longer period. I'm sure that in time mortgage products will become more flexible in CEE, and I am buying now with the hope that I will be able to take advantage of this at a future date. Ultimately though, there are limits to what is possible at present.

This is something that vexes me also. There is much talk about the inevitability of buy to let mortgage in these markets but I do wonder why we should assume this to be the case. Is anyone aware of the equivalent to buy to let in Spain, France or other European countries? Spain is often drawn as the comparison to Poland so are such products available there?

Hi Minsk & Alex! So i believe you have answered Minsk spot on on what i feared..There is then no way around it at the moment.... So the financial limits in CEE will directly slow or even stop the possibility to build a portofolio to a reasonable size. When you say you buy now and hope to take advantage to it in the future...What do you mean by that ? How do you see a potential later on ? Are you hoping like Alex hint that BTL Mortgages could come on the market or are thinking of something else?
