Hi, First time poster so bear with me please :-) I am a final year student studying a real estate management course in the UK and as part of an assessment i have been asked to prepare a 3000 word essay with the following question; You are to assume that you have clients who are proposing to develop, retain and manage commercial investment properties in ONE of the following three EU countries: Germany France Netherlands They have no previous involvement in investment and development outside England and Wales, and seek your outline of essential advice as to the factors involved that would contrast with their wide experience of England and Wales. You are therefore to research and provide relevant information and comment that would assist your clients in deciding whether and how to invest in new and/or existing properties in EITHER Germany OR France OR the Netherlands. This should stress both opportunities, and warnings about the problems that this would involve. In all aspects, you must draw comparisons with the position in England and Wales, with which your clients are familiar. You should provide a report of 2,500/3,000 words that MUST include relevant comment upon the following areas: Property law, landlord and tenant law, and management and development implications. Planning and urban policy, environmental policy, and public influences upon development processes. Approaches to valuation, investment appraisal and markets. Taxation, subsidy and government involvement in property. General commentary upon current economic and political conditions and markets for specific types of investment property. You should focus attention upon those comparisons between the English/Welsh position and that in your chosen country which have serious implications for investment, development and management, rather than the mere provision of data.
