| Croatian Investment Opportunity advice |

I have negotiated a fantastic deal on the Island of Hvar (World Heritage
Site for outstanding beauty) for 8 flats in a large building and OPP for a
further 2 flats already granted.
I would be interested in talking to anybody who has either bought/about to buy/or intending to buy, in Croatia to make sure I have considered all the details or even to consider as part of this deal. I can meet those interested, this weekend.

I read in my Economist this morning that the EU is delaying talks on Croatia's entry due to lack of progress on war criminals.
We don't think that Croatia will really become atrractive until it can sort out its past and there isn't enough evidence that it will do that yet. And this is the reason why there isn't any finance - that without leverage - the numbers don't work - at least not on my spreadsheet.
Also, isn't this the deal that has been promoted for about 12 months now - a bare island (nothing on it) but now going to be covered in apartments - and the only access via ferry (therefore transit times from UK airports are very long?). If so, then it doesn't matter how cheap - does it?

Hi Neil,
Why is Hvar a 'bare island'? Whatever happened to the people of Hvar Town (over 4,000 people in '01), Stari Grad (2,800 in '01), Jelsa (3,700 in '01), Sucuraj (400 in '01) etc.? That's over 112 square miles. I do not have recent population estimates but there were 12,000 people there as of 1991. How bare can it be? :))

Rather late to be of any use to you by now unfortunately as only just subscribed but be very careful with any property dealings in Croatia. My wife is Croatian and we have a property on the coast near Zadar that she bought off a friend of the family. Even with her knowledge and contacts (we have other friends who are an architect and his partner is an estate agent) and the fact that my wife is a Croatian national and we were in country at the time, we still nearly got tripped up by the system. I am very fond of Croatia and look forward to its development in the next few years but property-wise it's still a little hit and miss so tread carefully. Haven't been to Hvar but was working on the mainland in Split not far from there. It is considered pretty but the Croatian renting period is fairly short (around 3-4 months as far as I can remember but can check if needed). Hope this helps Ian

I have bought in Croatia and I am happy with my investments, however it will be when they join the euro that there will be a price increase. Any info you need happy to provide information. Regards Elaine
