I'm not the biggest fan of Marina Mokotow but in saying that it has been a very good investment for anyone who got in at the early stages , you've probably doubled your money on it by now.
You may also be qualifying under the old CGT structure depending on when you're notarial deed was signed so I'd be looking at holding the property for another couple of years if I was in your position.
The area itself is very popular with locals & as a result rental demand should remain strong.
In relation to the area itself, directly across the road from Marina Mokotow ( on the Novotel side if you know the area ) the Fiat/Lancia garage site has been sold & there are plans to redevelop into shopping centre/office complex , which will enhance the value of your property over the next number of years .

Thanks very much for taking the time to comment.

Can you just clarify - the critical date in relation to the change in capital gains tax is the date the notorial deed was signed is it? I think mine was signed in early 07 which is too late then.

When you sign the notarial deed the developer transfers title to you & only then do you formally take ownership of the property.
New CGT structure came into being on 01/01/07 .

Nick,
Just for the sake of clarity , for property acquired in 2007 the 5 year CGT exemption still applies , ie if you hold the property for 5 full tax years then it is possible to sell the property with no CGT liability.
