Ben, I recall the Rednet data used (at least for Metro and Pelikan being) being posted well before Christmas, November? Regards Alan NB The initial price you quote for Pelikan is some way above the average purchase price of the PS units this "error"? was also in the initial prospectus. My own units worked out at around 4080PLN with the discount. It might be worth checking as, if I am correct, it would boost your figures quite a bit.

Hi Alan You may be right on the Rednet data. As I have explained, we've been sourcing this information for quite some time right across our range of deals in a number of countries...some of these prices may well now be even higher...which is good news, right?! Regarding Pelikan, the average purchase price you refer to is likely to include the discount we negotiated, am I right? The prices quoted in this report are WITHOUT the discount. SO you're right, with your exclusive discount, you have, in fact, done even better! The reason we have used to developers original LIST price and not the discounted price is that it gives a much more realistic and accurate picture of the ACTUAL market growth.

Ben, I will check tonight, but i think that even without taking the discount into account there was a discrepancy of around 10% between the prospectus figure and the actual av prices (not complaining of course, as it makes the actual increase around 50%, unless my maths is wrong). Regards

Ben I'm little bit shocked about the results you are publishing regarding Garden Heights in Krakow. Was it really so bad deal there? What are the realistic prognoses for Garden Heights? Thank you Veronika

Veronika/Ben, I have just checked the original list pices per sq m for Garden Heights. On the basis you quote - black finnish/excl VAT/before discount I calculate that the original price was 6,000 for all units with the exception of 2 units at 5,500 per sq m. On this basis we would be looking at 6,400-6,000= 400 /6,000 = 6.6%. Clearly not spectacular but better than 0%! If you factor in the discount the rsult is 6,400-5,600= 800/5,600 = 14.3%. Again not brilliant but not bad for 8 months. Can I ask do you base the square meterage on internal only or do you use total sq m? In my case I have over 22 sq m of external space at Garden Heights.
