Richard, I tend to agree with you. It's great info to have the up to date approximate values and it's simple enough for us to work out our own returns. Perhaps better if ROIs aren't included in future.

I reckon 'my ROI' is 30% on the deals I have done with PS. This is based on aggregate growth of 9.4%.
Not as spectacular as promised - similar to UK by my reckoning.

I am an Avlida investor also and am dissappointed that this and the other investments in Cyprus are completely forgotten in your performance data and wander what the reason is for this.
I have not reached the stage yet of gaining any independant valuations but look forward to your update on this so that all investors can see the complete picture rather than possibly the positive performers only.
I know that predictions are exactly that but the results would be interesting and greatly appreciated by all your cyprus investors.

My apologies, I thought I'd answered this.
The price you actually paid included Property Secrets' exclusive discount.
The price we are using for comparison here is the developer's original LIST price - ie, without the PS discount.
So yes, against the price you ACTUALLY paid, 101% is correct.

Thanks for your response. However, if what you say is correct the figures still don't stack up. By my reckoning PS have negotiated an 18% discount (not 12.5% as quoted) as we only paid on average PLN 3704 per square metre.
I know it's splitting hairs and is only a guideline valuation anyway but I just can't get my head round your calculations. Nevertheless a 101% increase in value in just 12 months is sensational, so I'm not complaining!!

The data I have puts the developer's original list price at exactly what you quoted. The amount you paid may well have been less than the average including discount.

Hi Gavin
According to the R&A department it is proving very difficult to obtain reliable current prices on the developments we have offered in Cyprus.
They are still working on trying to gain this from other sources and verify it to ensure what we provide is as accurate as possible.
I would like to give you a date for this, but I'm afraid I can't. I can assure you that it hasn't been forgotten though.
