I have entered in the Avenium offer- I have been studying with great interest the performance tables of various PS offers in CEE- I must admit I was quite sceptical when back in 2005 PS started considerable numbers of offers in the Polish market, but compared with other CEE markets your timing and prediction for future market appreciation was very impressive. I notice also how pedestrian the Czech and SLovak offerings have been when their capital growth is compared to Polish capital growth. I have undertaken quite a bit of study on the Prague market both knowing the city and web-sites like www.reality.cz are very handy to give a good idea of sq m values. I have also tried to find how it was you managed to give such a good call with Future City in Krakow, which now looks like a very valuable piece of real-estate, probably comparibly already close to 30% above the Avenium price per sq m . I would be interested to know your explanation for the reason why growth in Poland has been so stunning, and growth in the Czech and Slovak markets by comparison paused for breath, and was fairly steady.? I apply classic value analysis to property purchase and I feel now that Poland has become closer to fully valued while the Czech Rep and the Slovak Rep have some time to catch up. But I did wonder about 2 factors which might be significant drivers of the Polish market.? 1. Migrant workers, especially in the UK buying back in Poland- that would surely very positively support the market 2. Mortgages denominated in Swiss Francs and Euro- that could be supporting the market, but surely it would relatively be much more dangerous as a liquidity source, because any potential devaluation or rise in Euro/Swiss interest rates could have negative liquidity for Polish mortgage holders. The situation in the Czech and Slovak Reps would I imagine be far safer with mostly crown denominated mortgages. As a result I perceive the CZ and SK markets to be lower risk now than the PL market although I was too cautious to buy anything in Poland

Can you send the details of the agent who can organise the permit. Also, if you are living abroad, how do you get over the fact that you are not actually living at the Czech address.
