Hi PS I wondered if you could clarify something please.... I'm trying to get a sense of The Gardens compared to my other investment in Prague..Avenium. All in, Avenium worked out at £1657 per square metre, and that's including a discount averaging 16% apparently. However, when I run the figures on The Gardens, it's coming in at £1214 per sq metre, with a discount only a few percent more. Can you explain this discrepancy please? It's made me question the desirability of the location, as I can't figure out what else could cause such a large difference, especially considering The Gardens is about 3-4 months later than Avenium, with monthly appreciation of about 2% apparently. How would you compare the two locations? Also, could you tell me, how many minutes would it take to walk to the river from The Gardens, via an established route, rather than as the crow flies?
