Hi Erico, As you are aware, Rednet provides data only for primary market, which is not complete picture of Polish property market. Polish property portal www.szybko.pl provides data for secondary markets in major cities in Poland. They publish quarterly reports, but unfortunetly only in Polish. As for data on segments breakdown, the only way do get any is to watch carefully current offers and trends (the best sources are Polish estate agencies, property portals, developer's offers and local property magazines) Cheers, Anna

Thanks for info everyone, great thread. Personally, I think the prices are going up too fast for my liking in Wroclaw and I may now switch my attention elsewhere to other emerging areas in Poland!! If the prices keep going up the way they are in Wroclaw, then why not buy in Warsaw if one is willing to spend such a hefty amount per square metre? I´m also in two minds about everything and the fact that I´m self-employed and already have two mortgages in Spain are making me hesitate cos maybe i´ll be turned down for a mortgage anyway cos my income isn´t great. I would love to buy through PS but I just can´t afford the finders fee right now and I´m keen on sticking to my initial idea of just buying a place for about 50,000-55,000€, wherever that may be so that in a worse case scenario I could pay the mortgage myself and keep it as holiday home. If I have to pay 100,000€ for a place I can buy a studio on the coast of Spain with better rental income etc. I´ve booked a flight to Warsaw for January 4th and will nose around 3 or 4 places so i´ll keep you all informed when i get back ;-) Liam

Liam I would be interested to get your opinion on Warsaw when you get back as this may be the better option for me rather that waiting for a good deal to emerge in Wroclaw.Keep me posted. Rob
