Does anyone know how I could recoup costs incurred (survey, legal fees, arrangement fees) when I made an offer on a property only to find out the agent had been misleading? Basically they lied saying a piece of land at the back was included & the owners has paperwork to prove it which turned out to be totally false.

I am not sure, but I would contact the National Association of Estate Agents (NAEA), they should at least point you in the right direction

I am going through a similar thing at the moment. The first step is to make a complaint in writing to the agent. Depending on their size they may well have a formal complaints system which will involve a few letters going backwards and forwards. Before taking it further, you need to demonstrate that you have exhausted this option. You can contact Naea (if they are a member) but from memory Naea will not get involved in recouping survey fees or compensation - you probably want to check this as it has been a while since I looked into it and in some cases the Ombudsman for Estate Agents will pursue a claim.
If I do not get a settlement from the agent I will be going to a small claims court. But I will also contact Naea at some stage, so that they are aware and can discipline if they see fit.
