Things in the world move quickly, but when it comes to property investment, sometimes YOU need to move VERY quickly. The opportunity --------------- Charlton Homes have started work on a brand new development consisting of 30 1-bed apartments on the very outskirts of Warrington Town Centre. The guide price of the apartments is £69,950 to £79,950. The sales brochures were released yesterday, and between 11am and 1pm, the first phase of the development, 15 apartments, had been completely sold. This is what you call QUICK moving! As I was advised yesterday, the second phase of remaining 15 apartments was due to be released in 4-5 weeks. However, they have started taking EARLY Bird reservations for £50 today. Talk about changing the goal posts! This is why you need to move very quickly, as I will be surprised if the remaining apartments are not fully reserved by early next week. Details of development ---------------------- The development is called Fairfield Hall and is located on the intersection of Fairfield Road and Manchester Road. The apartments are 500sq ft in size. However, because Things have moved so quickly with this development I have not yet seen the full specification of the apartments myself, as the brochure was only released yesterday. However, I am promised that my brochure is in the post! What is so good about the development? -------------------------------------- Well here are some quick pointers: a) The development is only between a 5-10 minute walk from Warrington Town Centre. Also, you will have very easy access to the M6, M62 & M56 motorway network. b) The apartments are very competitively priced. If you can pick up an apartment for less than £80K then there is a very good likelihood that you will be able to get a rental income of between £450 and possibly even upto £500. This means that you will have rental income of greater than 5%. c) The development is small and this gives it an element of exclusivity. It will have a mixture of first time buyers and developers. This means that even if 50% of the development went to investors then you would only be competing against 15 people. This is great news considering that you can be competing with over 100 investors in the large city centre developments. Action ------ If this development appeals to you then the first action to take is to contact the developer on 08700 433 962 and try to reserve an apartment on Friday 11th April (i.e. tomorrow!). Say that you have already contacted them but have not had your brochure. Also say that you have been keeping your eye on this development and are disappointed that you missed out on the first release. They will then be more inclined to let you reserve. Be Prepared to pay the £50 deposit, as this is TOTALLY REFUNDABLE if you decide to opt out when the prices for the second phase are released. The most important thing is to get an apartment reserved if this appeals to you. You can decide if you do actually want it or not later, after you have seen the specification and done further research. Good Luck if you try to go for one of the apartments! If you manage to reserve one you will have done extremely well. BOOM town set to outstrip rest of country! --------------------------------- According to a recent report, BOOM town Warrington is set to prosper for at least the next 13 years according to new figures. This is GREAT news for all those people who have already invested in Palmyra Square and the Whittle Hall developments. Economic forecasts for business growth and investment in the Cheshire town are set to outstrip the rest of the North West and Britain between now and 2015. Coun Terry O'Neill, the Council's Executive Member for Environment and Regeneration stated that "More and more companies are choosing to base their businesses in Warrington and those that do are thriving.
