Very interesting and helpful article - I'm also a Majolikova purchaser.
Nick commented 'agent was also a lawyer who not only handle the sale but also the contract and legal issues'. Nick are you willing to say which local agent you used in Warsaw ?

Its good that Majolikova investers have a reasonable exit path if they wish to sell.
However, I don't think you could descripe fliping as a viable strategy. The scale of the fees involved in purcase and resale mean it only works if you catch a real surge in prices and relying on that makes it a gamble rather than a strategy.

You're dead right!
As the article says, and PS has always made clear, we don't regard flipping as a strategy at all, ie, it's not something you should buy with the intention of doing and rely on being able to do it. That IS risky.
But, if an opportunity presents itself, the numbers work, and you need an exit strategy, as in this case....why not?
