I am thinking of going freelance as I can basically double my salary. Could anyone tell me if they have had any difficulty getting a polish mortgage when self-employed? I have put a deposit on a flat being completed in Jan 08 so would not have the 2years accounts that the providers specify. How stringent are these providers in analysing your employment contract? Cheers.

Tom, I wish I could say that the process of gettin g a mortgage was starightforward and that you could predict an outcome. Some people I hear have been turned down even though they are well salaried. Rejected on the basis that they have a several investment properties and the Polish mortgage company were nervous about it. I started my own business 18 months ago and I have paid myself virtually nothing during this time. Well not in salary anyway. I went for "full disclosure" in my application. I prepared a summary of my assets and income from those assets (investment properties). I summarised the mortgages for each and sent copies of the last 12 months statements. My accountant certified my "net worth" statement and also wrote that we had filed everything for the company on time, no accounts were available. I sent 6 months bank staements, I have 5 accounts across 3 countries, and I produced a brief narrative. All in all nearly 200 pages of documents and I answered all questions with back up information, often answering the same question 2 or 3 times. I got the two mortgages I was after, based on my assets and I got 85% LTV and 100% for the kitchen fit outs. The rate is crap; 6.94% but it is too late for me to go elsewhere. So, it can be done but it is hit and miss and all depends I think on the quality of the broker you use. I went to Open Finance and then to Noble (the people who worked for Open switched to Noble). They are ok but overworked and frustrated by the red tape just as much as we are. I have heard on other threads that Piotr at Noble (or Open?) is very good. Hope this helps, Peter

I have my own limited company and applied for two mortgages (based on an agreement in principle, not sure how serious to take that - they said theybwould loan up to £120k). I seem to have had an easier ride than Peter but then I have a few years of accounts. I think you should go for what is most financially best for you regardless of property investment but ensure you've got a fallback plan for paying for property in Poland. See if you can get an agreement in principle - that seemed to be fairly straightforward and was fairly quick - at least you would get an early indication.
