I bought a unit in the Southbank development which is in its final stages of fitout and hopefully be ready for renting soon. Has anyone decided to take up the furniture pack offered though i-PA? It seems expensive and I was wondering how many people are taking it up and if not what other arrangements they have sorted out instead.

If anyone has experienced renting out furnished and unfurnished units before I would like to know if it made any differences in terms of rent or delays in finding tenants. Any advice on alternative furniture suppliers would also be appreciated.

Ricky,

Just come back a week ago from Woodlands in Wroclaw.

Must say the furniture seemed pretty good quality and fairly solid. Agree that it is a bit on the expensive side though.

We were advised that most units are let furnished.

My advice - talk to some local agents and see what they say. If it seems feasible try to let for a short period unfurnished and if it doesn't work go for the furnishings. Try to source locally and deal directly with a local agent as you'll save a fortune.

What was your view of the Wroclaw market?

There have been healthy reports of an excellent rental market even though prices are stagnant or even in decline (down 2.26% overall in Poland and by 5% on the primary market over the month of August).

Sanj,

We were told that rental market was healthy and that prices were flat. Also mentioned was the fact that incomes were relatively flat as well meaning no increase in affordability factor in the short term.

We are currently awaiting further details for likely rent as this seems to have changed downwards even since we were out there which was only two weeks ago (although this may be development / unit specific so don`t panic!)
