The details of the white finish options have just been issued for Future City II in Krakow. It's rather surprising.

I quote from the original prospectus:

"We have pre-agreed with the developer that he will offer all Property Secrets' clients the final finish option for each apartment at the cost of 500PLN/sqm which includes Polish VAT."

The prospectus goes on to say; "These costs and the options available to investors will be specified in an appendix to the Preliminary Purchase Contract".

The PS email of 9th June is disingenuous in that it states you "predicted using the best knowledge and information available at the time of launch that the final finish price would be 500 PLN per sqm. This was to be delivered by HTH who are primarily a kitchen provider that specialises in project work." It goes on to explain that costs have increased and that you've sourced another deal with (lo and behold) Rednet.

So was the original deal with the developer or HTH? Was there an agreement at all? Who was responsible for failing to ensure that this was included in the Prelim Purchase Contract?

The price now quoted for the regular finish, which I would take the above commitment to be is 929.50 PLN/sqm. On a 51sqm apartment that makes a difference of 21,904 PLN, which is £5,123! Put another way, that's over 11% extra on the purchase price for the apartment (x2 in my case)! In total, at these costs white finish is an astonishing £11,086, or 24% of the purchase price! Even allowing for the change in exchange rate that's a hell of a lot of money.

Your statement in the prospectus was clear and unambiguous and that was the basis on which I and other investors signed up for the deal. We now have the option of accepting your new deal with your interested partner (incidentally are you earning commission?) or trying to source something ourselves. I have yet to take legal advice on whether the prospectus constitutes a contract but I'm pretty sure it does. I await your explanation with interest.

Please read the update sent yesteday explaining that these fitout optoins were sent as a result of technical mistake.

We have apologised and believe that there is no cause for alarm.

To clarify, final fitout was negotiated by PropertySecrets and included in the price paid to the developer for Future City 2. There is no extra fit out cost.

Oliver, thanks for the quick reply. You're right I am confuised as there was a second set of emails which came out which I assumed had superceded the first. So just to clarify, white finish and kitchens are included in the price paid to the developer?
