My emails to the lawyer seem to be going unanswered so I thought I would post this here for for info.

Can someone at PS please tell me what is going on with the Golden Brook I development as we have still not signed the FPC or paid any deposit and I am wondering if something is wrong with this deal and it is about to be pulled. I am also consurned that if it is delayed too long then the VAT may rise further.

Secondly the performance update shows both the Av. Purchase Price AND Original Av. List Price: as 34,934 SQM (inc VAT). I have checked the pricing spreadsheet and I agree with these figures based on the PS discounted rate however the Colliers valuation is: 34,000 SQM

If that is accurate then the discount is only about 2.7%

The PS investment report seems to have used a mystery figure of 31,000 for their calculations which seems incorrect and possibly explains the poor performance figures provided to date.

The reason why the Future Purchase Contracts have not been sent to clients on this development is due to the fact that the final permits have only been issued for this development.

Now that the final permit has been issued, the developer can begin the process of creating the Future Purchase Contracts and forwarding them to lawyer who will in-turn forward them to clients.

It is the lawyers hope that these will be sent out by the end of next week.
