looks like my investment in a 4 Bed house (renovation) in Crediton in Feb 08 was a pretty good one actually despite your warnings. My residential rents are up 15% in 2 years and student lets 40% in 5 years. Don't believe everything they tell you in the city, there's a real world out here that is proving to be very different.
