I am considering converting a three storey four bedroomed house into two x two bedroomed apartments in a conservation area in Basingstoke. Are there any books / leaflets which I could read to inform my decision, or does anyone have any direct experience undertaking such a project ?

I've looked at a number of these opportunities, although in a different area and on a larger scale. Considerations include valuation (many larger properties are now worth more as a single dwelling than separate lease-hold units), planning permission (which may involve paying contributions towards transport/education), regulations such as sound proofing, VAT (you may be entitled to VAT relief). If you are planning to re-sell you also need to consider NHBC/Zurich/Consultant certificate to verify quality of building/conversion work as otherwise purchaser may have trouble getting mortgage. Not aware of any "one-stop-shop" books/leaflets just need to dig around for info.

You say the property is in a conservation area, check with the local conservation officer whether there are any article 4 directions (which may include restrictions on replacing windows etc) in addition to the usual conservation area restrictions. English Heritage's website has some useful information.
