I have just read this very useful article. Definately 4 stars!Its exactly in tune with what I have started to do which is to build up a property portfolio and manage as a business with my partner(in life!). I have been very mindful of finance and not want to over stretch myself, so I closely monitor cashflow and assess the risks of various property investment opportunities both in term of capital gain, rental income and future projections. I just have finished phase one with 6 mostly discounted properties, gross value£1.5m, but I tend towards higher risk wanting fairly rapid capital growth. I have equity already by virtue of the discount, but do not want to wait a year for a further 5% before remortgaging and releasing equity. Am I being unrealistic! If not I would be grateful for an opinion.
