As much as I believe in Property Secrets offering outstanding investments in Central & Eastern Europe, I would ultimately like to also look at diversifying into other worldwide growth markets such as Brazil/Morocco etc..

Has PS any plans to start offering deals in other worldwide growth markets??

Alternatively, can anyone recommend firms which offer a similar service to PS but specialise in different areas to CEE??

Hi patchoz

It's something we constantly keep an eye on and I know our Investment Broker Steve Desmond is keen to do so. I think the trouble at the moment is we can't find a better market than CEE.

Of course, that doesn't mean it should e the only market on offer. The next 12 months should be interesting for PS and I hope you'll stick around to see what happens. New markets could well be part of what happens.

I'd personally like to see Canada considered.

Hi Patchoz,

Personally I cannot see a better market than CEE; the EU is such an important factor and financing should always be top of your todo list when buying abroad!

Brazil is mainly coastal and lifestyle property; areas I cannot see a suitable exit strategy. There is also poor financing available in Brazil, if I remember rightly you can only get finance through a developer.

My advise would be, if you are looking at new markets, check that finance is available and try and speak to people on forums who have already bought. PS do extensive research on most investable countries and CEE still excites us, surely that is a good sign?

We are looking at other markets but there are still huge profits to be made in Czech, Slovakia, Romania and Bulgaria.

Hi Patchoz,

Some pilot friends of mine have invested in a domestic housing project in Brazil but its an equity syndicate rather than buying individual units. They get their initial investment back after 3 years and profits paid years 4-5. The returns were about 350% over 5 years and the developer was a TV advertised housing brand over there and all the diligence was done and came back OK.
I have looked at it and it seems very good but the mimimum investment levels are too high for me.
I have also looked at tourist stuff but as Martin says finance is very difficult to get as a foreign national.

Regarding Brazil

I have just bough 2 residential apartments in Brazilian Cities. At under £35k each they cost less than the down payment of many CEE properties and will nett over 6% rental return. I expect at least 20% p.a. capital appreciation over the next 3 years. I'm a strong believer in diversification of assests so have been looking to invest outside CEE for a while and think good cities in Brazil offer a good opportunity.

Downsides - no finance available, corruption is rife and getting money in and out can be a problem. So like anywhere research and contacts are key.
