Hi I'm soon to complete on 3 flat in Poland - Krakow, Wroclaw and Katowice. Like many people on here, I'm pretty stunned by the prices of the kitchens I'm being offered thro PS - the first one on my Wroclaw flat comes in at nearly 5,000 pounds. So I have a few questions... - Could anyone who has successfully (or not) sourced a kitchen elsewhere give any tips or pitfalls on your experience please? - What sort of prices did you find? - Did you have to visit in person or did you manage to co-ordinate its purchase and fitting from afar? etc etc Thanks in advance. Dan, Wish I could help you but I too think the costs are extortionate. 25000PLN I have been quoted for a kitchen to fit a 1 bed unit. PS, Rednet, TGC & i-property Assets seem to charge excessive fees. I would love to know their mark up on their services. I don't mind paying a good rate for a good service but I think we as UK client's got a raw deal due to our location away from the CEE markets.

Hi Tom Yes it's an incredible price - something like a year's salary for many average earning Poles....which comparatively then means it would be akin to paying 15-20,000 pounds for an English kitchen. I e-mailed Melanie at i-PA about this, and she replied that PS also thought this was overpriced and have asked the supplier for an explanation of why the cost is so high. As PS must be providing the supplier with endless orders,I certainly hope they'll be using some collective bargaining power in an effort to substantially reduce the price...or provide some more realistically priced options. Agree, Just transferred over £4k for a kitchen for a studio in Warsaw. You would not even pay this in the UK. To have not looked into this and worked towards a negotiated fee does seem a little bit wrong, given the collective amount of fees taken for this service. I would ask i-PA by way of this request to comment and use some leverage with the Supplier for a trade discount retro-actively into our Polish accounts and as taken going forward

Did you guys received a IKEA option?

Hi, I just wanted to step into this discussion to make a couple of points quickly. It is not our intention at Property Secrets or i-Property Assets to find you kitchens that cost more than they would cost you if you went direct to a supplier in the market. Our purchasing power ought to allow us to get preferential supply, better and quicker fitting, plus some kind of commission that we would share with our local partner to cover the costs of coordinating and organising the fitting. So we do earn money in this area. There is a wide variation sometimes in what is offered by local partners and questions come up as to the appropriateness of a particular type or finish of kitchen for a particular unit, meaning that an initial proposal by a supplier could be for an inappropriately expensive kitchen, for example. Our aim in this is to ensure that you get an excellent service and that the price you pay is no more than you'd pay direct. I will be speaking directly to our partner in Poland (HTH) about this and getting clarification. We are also considering other partners in this area, and always welcome any information you can pass us if you find better offers or better service. Peter, Appreciate you jumping into look into and report back on this. To date, I have felt more at ease by the project management levels and service levels at I-Property assets, so would appreciate the open disclosure on the pricing. If to your point, the price is market rate and the service levels are high - then this is a fair deal, although I would hope at these volume levels some aggregate buying benefits are available.

Hi Paul, I have never used Ikea in Poland. But their choices of kitchens and prices are much better when compared with the £5000 kitchens PS quoting to Dan, Tom F, and Gavin. Erico

Paul & everyone I used Ikea for kitchens in my 2 Majolikova flats in Warsaw. I organised it thru Orco the developer, they dealt with everything from start to finish, including full white goods & installation total price incl VAT was 16,050 PLN each. With the number of units that PS has completing over the next year or two, I would have thought IPA could set something up to match this, perhaps employing teams of fitters directly. I'm sure Orco added a margin to make the process profitable for them also. Kitchens should be achievable at the £3K level rather than the current £5K level quoted. PS/IPA see question below Antony

PS - Peter/Ollie What do you think, is it achievable by you ? As I've mentioned before it is particularly important with the low value developments, such as Majolikova and also the forthcoming Silesia apartments(Gliwice). I have 3 apartments there, I will not be paying £5K a go for kitchens, but if you get it down to £3K I will. Please respond Thanks Antony
