has anyone hesrd of hamilton bentley & partners in staple inn, london? I am currently purchasing a small plot share on some land they are selling in Rettendon, nr Chelmsford essex. This is on basis that they hope to get planning permission in the future. I am a little wary. What does anyone think of this, and has anyone done it before?

... they don't get planning permission. If you are taking all the risk, and there's no downside for hb&ptnrs, steer clear in my opinion, as they have no motivation to try very hard on your behalf. Andrew

I second what Andrew says. There are many companies selling green belt land and/or agricultural land with an expectation that planning permission will be granted. They promise to go all out to get planning permission and quote government targets for new build, pressure on housing etc. to support their claims that planning permission is almost a certainty in the future. You see this all the time and I see lots of "plots" come up at auction. The "plots" are essentially part of a field owned by a farmer. The deal lets the farmer have ful use of the field until planning permission is granted. Great deal for the farmer if you ask me! Steer well clear unless you do a great deal of research yourself on the chances of planning permission being secured. Even then proceed with your eyes open. Peter

The prior two answers say it all - well, almost - be very cautious. I can't find anything about this company, which in itself is a little odd. I have just finished writing a comprehensive article for Property Secrets on buying development land, so you may wish to hold back from doing anything until you have read it.
