I just tried PKO and they couldn't offer me a mortgage even though I could show good earnings in the UK. I have several BTL properties in the UK and in CEE and it seems that they counted the cost of servicing these debts but not the rental income. They also could not include the white finish costs unless the white finish was being provided by the developer.

I had the same experience, after initially telling me rental income could be taken into account two weeks later they decided it couldn't. Also they cannot offer remortgages, so if you have like me you have funded purchases from the UK you cannot then use this bank to release those funds. All in all the London operation seems to be no more than a letterbox for the Polish back office. At best it will save you a POA or two but at the risk of your loan being added to your UK credit report. Regards Alan

FYI I just got an offer from Noble Bank (via Jakub Krol). The new terms include 3 x monthly payment deposit (as mentioned in a previous post, this attracts interest at more or less the same rate as the mortgage, so not an issue), mandatory high LTV insurance of PLN1769 for anything over 75%. The offer is for 90% of basic purchase price, kitchen/fitout not included. There is NO commission charge, but interest rate seems high at base + 2.95%. I had some initial discussions, but once I sent the completed set of documents it took three weeks for the offer to come back. The offer is only valid for two months though. Tim
