still getting used to the new web site! enjoyed the article on liverpool,its an area ive been looking at recently.Is ther any plans to publish something similar on manchester,as im currently living there and would love to see an outsiders view on the potential and which areas may be better to invest

~Excellent point. I would like to see more information about manchester. went to the recent Excel show and exhibitors saying still loads of growth in manchester, at about 12%
any comments most welcome on whether still growth or has it reached peak and if not where to buy, loads in city centre, ie one beds/ 2 beds

I would also be interested in more details/views on Manchester. I have two BTL 1 bed apartments in city centre. Over the last 2 years the rents have been squeezed i.e. dropping by c.£50 per month.
I complete next month on another Manchester city centre 1 bed bought 3 years ago off plan at a discount and intended to sell on. Having to complete and rent out as prices have fallen in this time although starting to pick up again. Have a further 1 bed completing in January.
My broker has informed that he has seen a number of new developments in Manchester city centre where properties have been devalued by the lenders. It is also becoming increasingly difficult to meet rental income calculations.
All in all this is driven by the large number of developments completing in the city centre. My view is that it will all come out in the wash - in the end. If Landlords can hang in for another couple of years when the the majority of the city centre developments will have been completed then things should start to look up.
I imagine there are some very good deals to be done with developers at the moment in Manchester city centre and think there are also a number of purchasers who hoped to buy and flip off plan apartments who may now be struggling to complete.
Time for some cheeky offers!
