I was surprised to find out that my lawyers TGC held quite a significant amount of approx 5,500 PLN on my behalf in their client account. I only discovered this by chance and I'm not totally convinced of when TGC were going to tell me about this money. If anyone else has used TGC then Id suggest they get in touch with them to see if they also have money outstanding with them.

However TGC did say that my mortgage will need to be registered in the perpetual book created for my apartment. They quoted roughly 2000PLN to do this. Has anyone else done this, and used TGC or any other lawyers to do it?

I have not obtained a Polish mortgage and never heard of the special fee that you mention.

I've used TGC on 3 deals (just one through PS) and they seem to know their business. And in two in-person visits they have been very willing to share information.

But I do wish they had a cut and dry system for inquiring and getting a simple detailed accounting of monies they collect and monies they disburse on a client's behalf. The lack of that is an irritant in an otherwise good service.

This is very interesting. With two of the deals I did (Legends and Nowy Wilanow), they ask for a deposit to the client account. However for Legends (2 apartments), I only ever received an invoice for 8000 even though the amount deposited was 12000. So I will definitely investigate this further.

Thanks for pointing this out,
Martin.

Thanks for pointing this out. I emailed TGC and it seems they were holding back the equivalent of 350 Pounds Sterling in case there were any 'problems' with the land registry. I completed ???? in September last year and have heard nothing from them since that date.

My Garden Heights apartment in Krakow was registered with the Land Registry some two months ago by my lawyer who handled all matters pertaining to the mortgage (TGC handled all other transactions as per the PS package deal). I have requested TGC by email to transfer outstanding funds to my account and requested confirmation (still not received). It still does beg the question as to whether they were ever going to contact me regarding excess funds held in their account.

I find it a bit awkward (to say the very least) that they would just hold money without telling you about it. I would be irate and fearful of it all at the same time. I hope it is a legitimate thing.
