hello Ben, I notice that the Kosic performance does not appear to have been updated as the growth is still the same as April and the update date is also April 2007, any idea why?

I would say the Cyprus prices quoted are optimistic and are based around the new off plan market. Re-sale values have lifted, based off the Santa Marina unit I bought at neglible amounts of between 5 and 6% per annum. This is based off me placing the appartment on the market to get a sense of the true re-sale value.

Hi everyone I have no added the Romania price growth data. www.propertysecrets.net/investment_performance.html Please bear in mind that these prices are based on TOTAL sqm - that includes internal sqm, walls and common areas. It doesn't include balconies, parking or storage space. It's an odd way to calculate things and we know of no other country that does it this way - so, as always, it's a GUIDE! Cheers Ben

Surprised to hear Wetland has gone up only a little as I'd heard of some very high growth with other Warsaw apartments. Any thoughts Ben? Cheers

Gavin, I agree - there's a big difference between the value attributed here and the local valuations I have had. Incidentally if anyone wants to buy a 2 bed unit at Santa Marina at a bargain price (£80k CYP) I'm selling! Huw

Hi Faz I only publish, I don't source, but it's possible that the developer had only a few units left and dropped the price to get rid of them at the time we sourced the data. I'll ask our researcher to look into it.

Hi Faz From our researcher, Anna Grybel: "Westland Court has been sold out recently and PLN8900 / sqm is the average price for the last apartments that were sold. There are no offers on the secondary market. It is the developer's price not the resale value." Which basically means this was the average at the back end of the sales process, which is usually lower than the best part of the primary phase. We'll see what the secondary market does when possible, of course, but I believe it will be higher than this last update.
