Has anyone got their money back yet from either PS or the lawyers in relation to this deal. I haven't. And it's now starting to get a bit tiring chasing this up. (I'd like to use the cash to re-invest asap) It's certainly taking a lot longer to get the money back compared to the tight deadlines we had to adhere to (re: making inital payments to take part in this deal)!! From a customer service point of view, I would have thought that this might have been given top priority to keep PS's long term clients happy!! Like others, I am nevertheless grateful for the £150 gesture in respect of legal fees paid (which cannot be re-imbursed). Dave.

Hi David This is currently being dealt with by our finance department who is arranging the refund of the finder's fees. As you appreciate we have given clients the opportunity for either a refund or to put the finder's fee on to an upcoming deal. Property Secrets has waiting to hear from all clients what they would like to do. We have now had responses from all clients and the refunds should take place by the end of the week. We would ask any client who has not forwarded their bank details to the Client Services Team can you please do so as a matter of urgency. The Client Services Team can be reached on +44 (0) 1270 539 550 or at investments@propertysecrets.net Kindest regards Debbie

Hi All, Basically, we paid our money to PS and the lawyers for this deal in Poznan, only for the local council to rip up the building permit for the development. Consequently the deal no longer exists and we are in the process of trying to get our money back from PS and the lawyers. I received my money from the lawyers (TGC in Poland) about a week ago, but have yet to receive anything back from PS, despite putting in my request for a refund in the middle of February. I told PS that I needed the money back urgently and they agreed to get the refund processed. Nothing really happened for a while and on chasing up the refund a number of times I was told repeatedly that the person dealing with my refund (presumably the Finance Manager) was either unavailable or out of the office - but that Customer Services would continue to chase the matter up on my behalf. Almost a month later I have now found out that basically PS has been waiting to hear back from all Nickel House investors before refunding any money. Essentially, they have been palming me off for the past 2/3 weeks, even though I told them that my request was urgent. I can understand why they want to process all payments together as it is much simpler from an administration point of view. Indeed, if this had been explained to me honestly at the outset, then that would have been much more palatable. However, when you think about how quickly I had to get my cheque to PS to invest into this deal, it's almost unbelievable that it will have taken a month for me to get my money back. Maybe I'm being a little unfair, but honestly, how long does it take to process a bank transfer? Sorry for ranting. Dave.

Dear David Please do not apologise, I appreciate your frustration concerning the refund and I can assure that it is being processed. Our finance director confirmed that they were sent yesterday. As you appreciate the transfer process takes between 3 to 5 days. The reason for the delay was PS as noted before were awaiting confirmation from all purchasers if they wished to transfer the funds to a new deal or to have a refund. We received final confirmation of everyones wishes on Friday. It takes approximately one to two days to set up the transfer then the additional time for the funds to appear in your account. Kindest regards Debbie

HI all, Thanks for the clarification I can see this was quite a specific circumstance. Perhaps its worthwhile as part of standard due dilligence on any future deal to get a firm confirmation from the local council that the developer's building permit will not be revoked? A
