Hi Charles, You´re right, maybe it isn´t a good idea to give away too many ´secrets´ on this website, not that it has anything to do with PS, cos I am not giving direct contact details and am probably just adding value to their website and forum with good independent points of view regarding property investment in Romania. However, you´re dead right, cos i´ve noticed how many people on this website are great at whinging and whining about problems, but when it really comes to giving good,confidential, positive, value-added specific location advice for buying property, these kind of people are few and far between and tend to keep their investment cards held close to their chests ´just in case´ someone might ´benefit´ from some valuable, specific investment info, which is a pity in some ways cos we could all be adding so much value with more openness. my wife and i brought the land a few years back at 5 euro per sqm - land has shot up in that region especailly with the interest in Cluj - would anyone be interested in investing in this project or indeed looking to purchase land in this area. I am happy to supply photos and we have planning permission all sorted out.

you probably know the area - Fanatelor Valley as i said about 8 kms outside
cluj.

I have visited Cluj a few times and hope to live there as well in the next few years.

We also own 7 hecracres alongside this plot plus a couple of other plots in and around Cluj.

its a choice of either selling the land as shown or finding a builder or investor
who knows builders and the market and build villas on the land and selling it on.

We are advised by the local Council that you can potentially build on approximately 30 percent of the 500 m2 plot - two storeys plus an attic are allowed, resulting in having approximately 170 m2 ground floor, 170 m2 first floor and 70 m2 attic, total 400 m2 of living space per plot. The current market sale price for a new build in Cluj is Euros 1 000 per m2 of living space, Hence potential profit of Euros 400 000 per plot.

Hi Steve, we are in the process of selling in Bistritia. Hopefully the deals will be completed by the year end, deposits already in the bank. We can talk then.
There is a lot of costs tied up with Gas/Water/Sewerage/Electricity and cashflow timings of construction cost and potential sales. Interest rates are very high presently, so preference would be via cash also Company structure with appropriate valuations agreed beforehand
Construction costs in Romania have also soared this year.
It would be good to see a breakdown of costs by way of a spreadsheet, the New Year would be fine for this.

Hi Guys just reviewing my earlier emails and realised that i had said i brought land for 5 euros a square metre.... i wish it was 15 and not 5 typo on my part i wasn't quick off the mark!
