Does anyone have any views on lawyer fees for completing the notorial deed on an apartment. Im rather perplexed to have received an invoice of 4,800 PLN from TGC lawyers this week in order to complete the notorial deed on my behalf for the Pelikan Court development in Poznan. This fee is in addition to the original 6,700 PLN I paid to TGC for the initial exchange deposit. TGC require a new POA to sign the notorial deed which adds even more cost to it. So as far as I can see TGC have taken initially £1500 and now want an extra £1100 for their work on this development. Does this strike anyone as being exorbitant?

James, For once the need for a second POA/transaction fees were spelt out clearly in the legal documents sent out with the prospectus. It is my understanding that the transaction costs cover the notary's fees rather than a further payment to TGC. Re your point about TGC fees. Yes they are exorbitant by Polish standards, I cannot understand why PS can not negotiate better deals on legal fees. Regards Alan

Thanks Alan Im about to do a notary deed on Southbank development in Krakow too and the charge is 2100 PLN. I've asked TGC to break down the cost of their invoice as it seems they bundle it all into one transaction cost to hide their exorbitant charges!

Dear All The notary fees are outside of the lawyers control. This is something that is set down by the notary and is based on the cost of the unit and parking space. You may find within the transaction cost the court fees and the stamp duty have also been added. The notary is a requirement to have your contract signed in notarial form, this means that the notary is in a position where they know thier services are a requirement and not an option. I am sure that if you request further information from TGC they will send you the informatin on how the notary actually calculates the fee. Kindest regards Debbie
