Rasal - If you are in for the long term I don't know why you are asking PS to specify now if this was a good investment or not. They should tell you that it would have been better to invest in Czech Republic or Slovakia which was their same advice at the time the deal went out. The initial comments from yourself and Derek seemed like a bit of blame shifting to me and investors need to take some personal responsibility.....particularly when this investment was run by PS as a result of customer demand and not as a result of their own country preference.

Surely time will tell how good the investment was and it seemed to me like quite a well chosen location if you want to invest in the UK. To analyse it now when banks are not lending is not fair. It is probably a good investment for you on a 5-10 year view and a great investment for anyone who buys in 2 years time!

brett s I appreciate your comments ,I am not asking ps to specify if this was agood ivestment or not but to perhaps may be check valuations are realistic we all know they can sometimes be not totaly accurate and is best to asume apossible lower figure as regards rent.I am happy with my investments and any losses can be offset against others in my potfolio.The location is great and there are large scale plans for comercial and retail development in the area which will be aplus so Iam sure in the long term all will be well.

As more potential first time buyers are priced out of buying due to the lack of finance, then the level of rents should go up, shouldn't it? A development like Platform 17 should benefit more than most from that.

I know we originally thought this was the best development of its kind that we could find. If I was looking for somewhere to rent in that area, it's one of the places I would look - and I'd be over the moon to get in at £515!!

Seems strange to me that that is all you can achieve. I hope it goes up for you over the coming months.

I do not think that anyone is blaming PS for the downturn in the market or even suggestign that they should have known, however:

- Research and DD is expected and this should include a judgement on the market for at least a 6 - 12 month period

- rental estimates were way off even a month or two after exchange which was only a couple of months after launch.

- PS have not answered the original questions.

I think the comments that no one could have predicted the downturn are disingenuous, lots of people were predicting exactly that.

PS had a different point of view, one that with hindsight turned out to be wrong. I have no problems with that, there are no guarantees in this business, but I would hope that rather than claiming the downturn could not have been predicted, you will as an organisation try to understand why your view was wrong and the implication for the other markets in which you are promoting deals.

Hi Alan,

As I have already said on this post; finding deals in the UK is not what we do, our area of expertise is Eastern Europe. We have tried the UK in the past and especially on Platform 17 it was due to demand from our client base.

I clearly remember when speaking to investors about this deal saying that they would be better off putting their money into an emerging market. We found a deal we believe was strong and I still think that this is a good deal and will hold its own over the next couple of years. Beverely is a great location and not flooded with the type of property we sold on Platform 17.

I don’t think anyone could have predicted the downturn that we have seen, if anybody did I never read or heard anything from them, unfortunately.
