Dear all! I´m a young Irish investor residing in Madrid-Valencia. I´d like to dip my feet in Polish property waters.Having visited Wroclaw 3 years in a row, I am very impressed. However having spent one or two months intensive researching I feel that not having reliable contacts on the ground e.g legal help, dodgy developers etc, it may not be a straightforward process. Or maybe I´m wrong here? I´m getting ready to get on a plane now and pounce on an off-plan deal ASAP. However, having intensively studied the price per sq metre I see that it has already gone up significantly in Wroclaw and for the same price it is even possible to buy in the suburbs in Warsaw.So therefore would it make more sense to stick to the capital? Any tips on how to go it alone off-plan in Warsaw, Wroclaw, Gdansk or Poznan would be highly appreciated. I´m looking for off-plan at bottom end of scale with Purchase price of approx 200,000-250,000 ZLTY. The main fear I have is being messed around by unscrupulous develepors who may go back on their word regarding fixed prices etc, therefore I would like to avoid potential problems further down the road. Liam i to am looking at Wroclaw, i was over there in October and was impressed with what i saw.I have never been to Warsaw so cannot really comment, i would be interested to now of any off plan deals you come accross there, PS Centrall apartments is in a good location and good price, shame i missed it. There's another thread on Wroclaw on here somewhere, might be of interest.

Hi Rob, Thanks for your reply. My ex-girlfriend was from Wroclaw and I´ve been there many times too. Smashing place.I think the central apartments and fountain court were great deals from PS. I missed the boat too :-) I think that the square metre anywhere near the Rynek is too high now, especially for new build or off-plan.10,000zlty approx. I think there won´t be anything else as good as the central apartments cos they are near Rynek and the Galeria Dominikainska which is the most modern shopping centre in the city-centre. I´m currently looking at 4 or 5 other developers offering stuff out in the suburbs.I´m only prepared to pay up to 6,000ZLY per metre.I´ll keep you informed.As happened in Madrid and Valencia, the price of property will be too high in centre of these cities in future and people will slowly move out to suburbs.I feel that buying anything within a reasonable distance of city centre is a safe bet cos the rental market in wroclaw is good and will get better I´m sure due to large number of companies in the area.Keep in touch. Hi Liam I have to ask the obvious question here, why not use PS to avoid all the problems & uncertainties of the buying/reseaching process that you state above, this is what they do best. Antony.

Hi Liam, I suggest you move fast if you want to buy. In November prices (new build) in Wroclaw moved 7% up (according to Rednet). Just in November. And prices will not have such an acceleration forever. Every day counts... Cheers, Erico

Antony I agree PS do do alot of the research etc but at present they do not have any deals in Wroclaw and as Erico cleary states prices are moving up month on month, so do we wait for them or look elsewhere ? I personally have dealt with PS before and would gladly buy through them again but I would like to purchase something in Wroclaw fairly soon. Rob

Hi Rob Personally I'm not convinced it makes much difference which secondary Polish city you buy into, similiar economic factors are moving the market. Like you say the prices are moving fast, waiting for the 'perfect' deal is not the sensible option. Antony

suggestion to PS - Neil, how about including in your weekly newsletter the planned deals for the next couple of months, I realise these will not be cast in stone, but an idea of the cities & countries where you are trying to put together deals would be very helpful as you can see from this thread. I have had this information a couple of times before but I think a regular update would be good. You could put it on the website & then just highlight it in your newsletter. What do you think ?

Hi Erico, I agree with you that prices in Wroc³aw move very fast, however there are some factors hidden behind it: - more and more luxury apartments are built in the city with prices above 10 000PLN/sqm (the latest record is 20 000PLN/sqm)which push up the average price and the growth in prices - new high-end apartments have large share in current supply and that will increase in the future (a few large projects are scheduled for 2007 and 2008)due to increasing demand for luxury housing Wroc³aw has witnessed huge growth so far, so you right, every day counts.. Hi Anna, Very helpful this breakdown on what segment (e.g. low, medium, high end) is having more influence on the average property prices in Wroclaw. Thanks!

Where do you get the data with this level of granularity for the whole city of Wroclaw? I could not find this at rednet. Erico

Hi Antony You're not the only one to ask for this and it's something we intend to implement in the New Year. It will never, as you say, be set in stone but I agree it would be useful to our members. As it stands, we have pencilled in opportunities in Poznan, Costanca in Romania and another Polish deal in January and in February the possibility of Czech, Cyprus, Romania and Poland - though we haven't narrowed it down to city yet as we're researching a large number of developments at the moment. It may well be the Wroclaw is one of those set for a February launch. Hope this helps, at least a little!
